Florida closing figures on this page are documentary stamp taxes from the Department of Revenue form GT-800014, checked 2026-10-09. The deed is taxed on the consideration. The mortgage note is taxed on the obligation. These are estimates from published rates. The binding figures come from the Loan Estimate and the Closing Disclosure.
The ordinary deed rate is 0.70 dollars per 100 dollars, or portion, of total consideration. Count the 100 dollar units and round that count up when the price does not land on an even hundred, then multiply. A remainder is a whole extra unit. It is not a fraction of 0.70 dollars.
Miami-Dade
Inside Miami-Dade, a single-family residence is 0.60 dollars per 100 dollars. Anything else in that county is 0.60 dollars plus a 0.45 dollar surtax, which is 1.05 dollars per 100. The county field and the property-type field exist for that rule. In every other Florida county the deed rate stays 0.70 dollars, and the property type does not change it. Choosing buyer or seller only labels the worksheet. It does not move the tax from one party to the other.
The note, and what is missing
Notes, mortgages, and other written obligations to pay money are 0.35 dollars per 100 dollars, or portion, of the amount. Type the loan directly, or type a down-payment percent and let the loan be the rest of the price. The percent cannot exceed 100. An intangible tax on the mortgage is a separate charge. It is not verified on this site, so it is not shown and it is not treated as zero.
The total also adds lender fees, an appraisal, and recording fees if you type them. Those three start at zero and are labeled as amounts you entered. Real estate commission and prepaid escrows are not estimated. Title insurance in Florida is not on this page, because no Florida title premium is verified here. A price that is not an even hundred still pays for the next 100 dollar unit, on both the deed and the note. The note uses the loan, not the price, so a larger down payment lowers the note stamp and leaves the deed stamp alone.
A 400,000 dollar example
Outside Miami-Dade, 400,000 dollars is 4,000 units. The deed tax is 2,800.00 dollars. Add 50 dollars to the price and the count becomes 4,001 units, so the deed tax is 2,800.70 dollars. In Miami-Dade the same 400,000 dollar price is 2,400.00 dollars for a single-family residence and 4,200.00 dollars for any other property type.
A 320,000 dollar loan is 3,200 units. The note tax is 1,120.00 dollars in every county, including Miami-Dade. With that loan, a non-Miami-Dade deed, and the fee fields at zero, the total is 3,920.00 dollars, which is 0.98 percent of 400,000 dollars. The form on this page opens on that example. No. The 0.35 dollar note stamp is statewide. Miami-Dade changes the deed stamp only: 0.60 dollars for a single-family residence, and 0.60 plus 0.45 for other property.

It is not on this page. The figure is unverified, so the line is omitted. That is not a finding that the tax is zero.
What does or portion thereof change?
Any remainder starts another 100 dollar unit before the rate is applied. 400,000 dollars is 4,000 units. 400,050 dollars is 4,001 units, and the deed tax outside Miami-Dade moves from 2,800.00 dollars to 2,800.70 dollars.
